What the tier actually means

At this level the drawings do not resolve everything and the specification does not answer every question. The value a builder adds is in the hundreds of decisions taken between the drawing and the finished surface — where a joint lands, how two materials meet at a corner, what happens where a run of panelling meets a door casing that is eight millimetres out.

One team through the whole job

Trades that have worked together before make fewer of those decisions badly. The carpenter who knows how the plasterer sets out will leave the right gap; the one who does not will leave a line that has to be filled.

Working with architects and designers

The best outcomes come from being in the conversation early enough to say what will not build — before it is drawn, priced and approved. Late buildability comments are expensive for everybody.

Occupied and second homes

Much of this work happens in apartments the client still lives in, or houses they return to at weekends. Protection, dust control and a predictable weekly rhythm are part of the job, not an extra.

Which areas do you work in?

New York City and the surrounding metro area, plus New Jersey and Connecticut. The office is in Lodi, New Jersey.

Do you work from an architect's drawings or design as well?

Both. Most projects come with an architect or interior designer already appointed and we build to their drawings. Where there is no designer we can work directly from a brief, though for anything structural an architect is required for the filing regardless.

How many projects do you run at once?

Deliberately few. The work in this tier depends on the same people being on site throughout, which is not compatible with running a large number of jobs simultaneously.
