Restaurants, retail and commercial interiors — built to a fixed opening date, usually at night, usually in a building full of other tenants.
The date is the specification
A restaurant has a lease running and staff hired. A retail unit has a season. The opening date is the one thing that cannot move, which changes how the programme is built: long-lead items are ordered before the drawings are complete, and the sequence is planned backwards from the handover.
Landlord and base-building coordination
Most commercial fit-out delay comes from the interface with the base building — power capacity, gas service, grease exhaust routing, and the landlord's approval of anything penetrating the structure. These need to be settled before the design is fixed.
Working around other tenants
Noisy work goes out of hours. Deliveries go through the loading dock on the building's schedule. Neither is negotiable, and both need to be in the programme from the start rather than discovered in week two.
Inspection and sign-off
A commercial space cannot open until it passes. Building department, fire and — for food service — health inspections all sit on the critical path, and each has its own lead time for scheduling.
Common questions
Can you work overnight?
Yes, and in occupied commercial buildings it is usually required. Out-of-hours work is priced differently, so it belongs in the budget from the outset.
Who handles permits and filings?
The expeditor and architect file; we build to the approved set and coordinate the inspections. We will tell you early where a filing is likely to attract comments.
